Younger people have to learn from their mistakes like I did about twenty plus years ago when I closed on a homeowner loan before first having a home inspection conducted! Too many times we can get drawn into a false sense of believing that the property is perfect just because it looks great on the outside. Don’t make moving into a new house a disaster by finding out major appliances are not working properly. Again, speaking from experience my wife and I replaced the central air and heating system, the hot water heater, the main electrical line to the range, had to repair the plumbing, discovered the basement leaked, and shortly thereafter, replaced the roof.

Having someone that you can trust working with perform your home inspection is a wise choice. Sometimes it isn’t something that goes bad quickly where you can hold the inspector accountable, like the house we bought that the roof needed replacing only a few years after we moved in. Knowing the roof was bad previous to signing the homeowner loan documents would have enabled us to ask for them to fix it first. Foundation issues may not be discovered for years by the untrained eye, and can cost you thousands to repair. If you ever have to pump water out of your basement like I did then you will understand exactly what I mean.

Talk about a thing that is scaring people more and more these days and that is mildew and mold. Don’t hire a home inspector that doesn’t have some knowledge of detecting this. Don’t convince yourself that it matters not because it will come back to haunt you later when you will be unable to sell your home. It will be the kiss of death if your home is discovered to have some in it. Should you be lucking enough to have a home inspection that recognizes that you have a problem, then cancel the deal and run. You will have only one option if you do discover it and that is to drop the agreement fast.

Stay right beside the inspector as they go thorough you home. This gives you knowledge knowing that they went over every part of the property. If you have questions, make sure you ask them as you go. Make sure that they look at things like the AC system, the sewer and plumbing, the attic, underneath the home or basement, and everything else you can imagine? Did they go on the roof to look for signs of leaking or soft spots? Just go with them and make sure they check everything.

Knowing that your home is the largest investment that most people make in their lives, it is worth the money to have a home inspection done. If nothing else you will have confidence that everything will go smoothly. I hope you understand how important is it to have a home inspection done prior to closing on your homeowner loan.
